Retail Impact Assessment Where new retail developments are planned, it is often a requirement to undertake research on the economic impact that the development is likely to have on exisiting retail provision in the region. Using gravity modelling we can forecast the diversion of trade away from exising centres within the development's catchment and hence provide estimates of the likely turnover impact that will be experienced in other retail developments and town centres that are affected by the new development. Using predictive modelling we can also examine the effects of changes in spending patterns in the region.
By balancing the effects changes to spending against the impacts of new retail development, an we can determine whether the new development will cause actual falls in turnover or whether it will draw from increases in expenditure without neighbouring centres experiencing decline.
Turnover Forecasts Using sales forecasting techniques, estimates of the likely sales from a store at a particular location can be produced. This indicates the value that a particular land parcel might have as a retail development.
Target Tenant Analysis Where land is being developed for retail or where vacant retail space exists, target tenant analysis allows us to make an assessment of the relative value of the site for different types of retail (e.g. grocery, furniture, fashion etc). We can also examine the value to a particular retail brand by examining the likely turnover that the brand would expect to generate from the site and the strategic importance of the site in that brand's market representation.
Workplace Relocation Analysis When companies are contemplating a move it is important to understand the impact on key stakeholders. The most obvious of these are employees, but customers and suppliers are also affected. We can analyse a potential site based on distance to staff, customers and suppliers by road or public transport and compare it to your current location. If a number of possible sites are under consideration we can show how each of the possible moves affects stakeholders, which would minimise average travel times and provide results which can feed in to more complex cost assessment models. Results can be presented at individual level and summarised for the organisation or particular key groups, for example 50% of skilled staff have a journey time change of less than 5 minutes, 20% can switch from private transport to public transport. We can also illustrate this in map form to aid the consultation process. |
